Project Plan

We will undertake to:

  • Define specific use of project.
  • Site-visit of designated site.
  • Specific development team requirement.
  • Commercial feasibility of project.
  • Due diligence process.

Design

We will undertake to:

  • Manage development of design to ensure that it conforms to project brief and budgetary constraints.
  • Monitor design information to ensure information is coordinated.
  • Work with consultants and liaise with statutory authorities and third parties to obtain statutory approvals.
  • Obtain pre-tender estimate.
  • Set target dates for production of the design information in accordance with the overall project programs.
  • Review final design and proceed with the tender stage.

Tender

We will undertake to:

  • Monitor preparation of tender documentation
  • Agree tender list with client and comply with FIDIC tendering directives as required.
  • Agree a system for tender evaluation with appropriate consultants.
  • Manage distribution and return of tender documentation with consultants.
  • Coordinate invitation to tender.
  • Obtain tender report from appropriate consultants.
  • Report tenders to client and co-ordinate post tender interviews.
  • Agree construction procedures and how the Building Contract will be administered.
  • Agree the appointment of the preferred contractor.
  • Arrange preparation and signature of contract documentation.
  • Make final decision to proceed to construction.

Construction

We will undertake to:

  • Chair pre-start meetings, agree communication routes and frequency and scope of contractor reports and meetings.
  • Review construction program and establish critical path.
  • Ensure Health and Safety Plan is in place prior to commencement.
  • Confirm progress and financial reporting procedures with cost consultant.
  • Track variations and their impact on cost and time.
  • Value engineering excise, if applicable.
  • Manage the administration of the building contract.
  • Review progress against contractors program and report to client.
  • Monitor contractor payments against projected cash flow.
  • Review contractor’s quotation to ensure that it is reasonably priced to advise client on the pricing recommended for approval.

Practical Completion

We will undertake to:

  • Monitor and co-ordinate the commissioning process and manage client witness.
  • Manage the production of snagging schedules.
  • Ensure certificate of practical completion is issued.
  • Obtain Health & Safety (Operation & Maintenance) files and associated record drawings.
  • Implement temporary security arrangements.
  • Ensure construction certificates from statutory authorities are issued.
  • Oversee the rectification of defects.
  • Assist client with planning the occupation of the new facility as required.
  • Arrange user group visits to the project site.

Occupation

We will undertake to:

  • Welcome service to owners on handover of units.
  • Manage client re-occupation process as required.
  • Reconcile projected completion costs with budget and report to client.
  • Provide appropriate familiarization and training to building users and maintenance team.
  • Commence and conclude management of final account negotiations with contractor and other supplier.
  • Manage the Defects Liability Period (DLP) of the project and coordinate with the consultant and contractor to resolve building defects.
  • Communicate with building residents to report building defects in the DLP period.
  • Appoint surveyor to survey the project in line with Dubai Land Department Regulations.
